I was tearing out cabinets and such working on my garage/bedroom conversion and found a 1/4 of a stud ate up from termites. Oddly they didn't damage the board along the concrete block or the plywood over it. Only that one stud.

Tore out more found no additional damage. I'm going to replace that stud. Kind of freaky that the bottom was gone.

Had the inspection done when we bought the place a few years ago and they said there was evidence of a old damage but nothing new. I didn't realize what they found was so bad. I would of repaired if a long time ago if I would have known. They did the last treatment and inspection last year.

You're not alone on that.......

I thought maybe the PO had swung into the house and he found the damage. But, how would he know it was done by a Terramite?

Alcohol was not a factor in my mistake. Alan, on the other hand............
